Relevancy of the site linking to you ... make sure that the site that you are getting to link to you is of your related industry / vertical or niche.
2. Go for long term links... make sure that the site you are putting your link on, will keep it there for a long period of time. The older, the better. You dont want your hard earned links disappearing over a period of time as this will effect your PageRank.
3. One way linking ... links that are one-way are better than link exchanges. So, a site linkig to you, carries more weight than if you do a two-way link exchange with them. Google gives one-way links more points.
4. Link location ... a link higher up in the page is better than in the footer or in the middle of the page.
5. The more links the better! Try and see how many links your competitors have, then try and beat that!
6. Have quality anchor text links ... this is important. Make sure that the keyword(s) or phrase that make up the link are of relevance to the keywords you are seeking to be listed on top in Google. Try and get the link to have these keyword in them.
