I want to do 3 way link exchange. Can anybody explain how to do it?

It is possible if you have many domains to interlink with your link partners. Example for your site to link to another site. ( like Site A to Site B). Then Site B will link to a different but related site (Site C). It is Site C that links back to your first site (Site A). That is how you get useful 3way linking for your website.
When the search engines see these connections it indicates value and improves performance of your site in their view. That is how they improve your search engine ranking. With improved search engine ranking, you generally receive more traffic and more potential sales from those unique visitors.
You'll have a hard time convincing link partners of you dont have other sites for link exchange. Better if you have blogs so you can put their link to it but make sure to connect it to related sites.
